Buyer Contact Fee (Optional)

Sellers can optionally require buyers to pay a small fee to access contact details. This filters out time-wasters and ensures only genuinely interested buyers reach you. The fee is paid to AroundManchester.com™ and includes VAT.

Viewing Coordination (Optional)

We’ll arrange viewing times between you and interested buyers for up to three months at £150+VAT. Covers 1–2 viewings per month—you just need to be present for the tour.

Property Listing Terms & Conditions

1. General Terms

By listing a property on AroundManchester.com™, sellers agree to these terms and conditions. AroundManchester.com™ is operated by Tsunagi Limited, registered in England & Wales (Company No. 16808727).

2. Service Scope

  • AroundManchester.com™ provides property marketing services only.
  • We are not estate agents and do not conduct viewings, negotiations, or sales.
  • We do not provide property valuations or legal advice.
  • Sellers are responsible for all aspects of the sale transaction.

3. Seller Requirements

  • Sellers must have legal authority to sell the property listed.
  • Proof of ownership is required before listing publication.
  • Properties must not be subject to any restrictions preventing sale.
  • Sellers must disclose any known issues affecting the property.

4. Property Information

  • All property information must be accurate and not misleading.
  • Room dimensions and property sizes must be verified.
  • EPC ratings must be current and disclosed where required.
  • Council tax bands must be accurately stated.
  • Any planning restrictions or conservation area status must be disclosed.

5. Pricing & Payment

  • Standard property listings start from £250+VAT.
  • Payment is required in full before photography/tour capture.
  • Packages are non-refundable once photography has been completed.
  • Extension listings are available at reduced rates.

6. Buyer Contact Fee (Optional)

  • Sellers may optionally enable a buyer contact fee on their listing.
  • When enabled, buyers must pay a fee to access the seller’s contact details.
  • This fee is paid directly to AroundManchester.com™ and includes VAT.
  • The purpose of this fee is to filter out non-serious enquiries and time-wasters.
  • This fee helps reduce time-wasters by adding a barrier to casual enquiries.
  • Buyer contact fees are non-refundable once contact details have been released.
  • AroundManchester.com™ retains 100% of the buyer contact fee as a service charge.

7. Photography & Tours

  • Photography appointments are subject to availability.
  • Properties must be prepared and accessible for photography sessions.
  • We reserve the right to refuse photography of properties in unsuitable condition.
  • Images remain the property of AroundManchester.com™ but are licensed for seller use.

8. Property Sales

  • AroundManchester.com™ does not guarantee property sales.
  • Sellers are responsible for negotiating and completing sales.
  • We recommend seeking independent legal and financial advice.
  • No commission is charged on completed sales.

9. Limitation of Liability

  • AroundManchester.com™ acts as a marketing platform only.
  • We are not responsible for buyer-seller disputes.
  • We do not guarantee the accuracy of buyer enquiries.
  • We are not liable for any losses arising from property transactions.

10. Data Protection

  • Seller data is processed in accordance with our Privacy Policy.
  • Property addresses and contact details may be displayed publicly.
  • Enquirer data will be shared with sellers for response purposes.

11. Consumer Protection

  • Listings must comply with the Consumer Protection from Unfair Trading Regulations 2008.
  • Material information must not be omitted from listings.
  • Sellers must comply with the Property Ombudsman Code of Practice where applicable.

12. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
