1. General Terms
By listing a rental property on AroundManchester.com™, landlords and agents agree to these terms and conditions. AroundManchester.com™ is operated by Tsunagi Limited, registered in England & Wales (Company No. 16808727).
2. Insurance Requirements
- Mandatory: All rental property listings must have valid landlord insurance in place.
- Insurance must cover buildings (if freehold), contents (if furnished), and public liability.
- Proof of insurance must be provided before listing approval.
- Insurance must remain valid for the duration of the listing.
- AroundManchester.com™ may request updated proof of insurance at any time.
3. Landlord/Agent Verification
- All landlords must provide proof of property ownership or letting authority.
- Letting agents must be registered with a recognised redress scheme.
- We verify identities to protect tenants from fraudulent listings.
- Failed verification will result in listing rejection.
4. Legal Compliance
- Properties must comply with all relevant housing regulations.
- Gas Safety: Current CP12 certificate required for properties with gas.
- Electrical Safety: Valid EICR required (5-year validity).
- EPC: Energy Performance Certificate with minimum rating as required by law.
- Deposit Protection: Deposits must be registered with a government-approved scheme.
- Right to Rent: Landlords must conduct right to rent checks.
- HMO Licensing: Properties requiring HMO licences must have them in place.
5. Listing Accuracy
- We verify that all property information is accurate and not misleading.
- We ensure rental prices are clearly stated including any additional fees.
- We confirm deposit amounts and terms are disclosed.
- We check that property condition and included furnishings are accurately described.
- We verify council tax band and utility responsibilities are stated.
- We ensure any restrictions (pets, smoking, etc.) are clearly communicated.
6. Photography & Virtual Tours
- Photography appointments are subject to availability.
- Properties must be in a suitable condition for photography.
- Images must accurately represent the current property condition.
- We reserve the right to refuse photography of properties in unsuitable condition.
7. Tenant Enquiries
- Landlords/agents must respond to tenant enquiries in a timely manner.
- Discrimination against prospective tenants is prohibited under the Equality Act 2010.
- Referencing and affordability checks must be conducted lawfully.
8. Fraudulent Listings
- Listing properties you do not own or have authority to let is strictly prohibited.
- Requesting deposits or payments before a formal tenancy agreement is prohibited.
- Fraudulent listings will be reported to relevant authorities.
- AroundManchester.com™ reserves the right to pursue legal action against fraud.
9. Limitation of Liability
- AroundManchester.com™ acts as a listing platform only.
- We do not manage properties or tenancies.
- All tenancy agreements are between landlord/agent and tenant directly.
- We are not liable for any disputes arising from tenancies.
- Landlords remain responsible for all legal landlord obligations.
10. Data Protection
- Landlord/agent data is processed in accordance with our Privacy Policy.
- Tenant enquiries are directed to listed landlords/agents through our platform.
- Landlords must handle tenant data in compliance with UK GDPR.
11. Tenant Deposit Protection
- Landlords must protect deposits in a government-approved scheme within 30 days.
- Prescribed information must be provided to tenants.
- Non-compliance may result in listing removal.
12. Governing Law
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
